The Board discussed the recent assessment referendum. The attempt to broker a compromise between those who favor an assessed value approach and those who favor a flat rate was unsuccessful. Continuing to save money from current assessments and put it away for lake maintenance will be the priority for this calendar year.
Financial reports show the total assets of the Association are still holding around $400,000 (not including property).

Assessment income has done very well this year but there was no response to letters sent to two property owners who have not paid anything for multiple years. The association’s attorney will take legal action on those two accounts.

There was not a lot of committee news this month. The commons committee has been able to identify three new dock spots on the north and east side of the lake. There are still about 17 spaces open on the west side of the lake.

The Association’s dam engineer, Hurst-Rosche is working on a plan to expand the flow capacity of the spillway as directed by the Illinois Department of Natural Resources. Alternatives are being evaluated to try to find the most affordable design.
The annual dam inspection calls for the expected routine maintenance to keep brush off the structure and seal seams in the concrete.
